1. Preamble

This document constitutes the Terms and Conditions, Cancellation Policy, and House Rules (collectively, the "Terms") governing reservation, accommodation, and related services provided by IRROI Hotels, comprising Irroi Kaziranga and Irroi Guwahati ("IRROI" or the "Company"), a unit of Genealogy Allied Services Private Limited, Krishnapur, Beltola, Guwahati – 781029, Assam, India.

By making a reservation (directly or via third parties) and/or by signing the guest registration card upon arrival, the Guest acknowledges having read, understood, and agreed to be bound by these Terms, which form an integral part of the contract between the Guest and IRROI.

2. Definitions

• "Guest": a person who has made a reservation and/or availed accommodation/services at any IRROI property.
• "Group Booking": any booking of five (5) rooms or more under a single reservation.
• "Event Booking": weddings, corporate events, or gatherings involving partial/complete buy-out.
• "Force Majeure Event": as defined in Clause 21.
• "Property": Irroi Kaziranga or Irroi Guwahati, as applicable.

3. General Policy and Scope

IRROI endeavors to maintain an eco-friendly, safe, and hygienic environment for all Guests. These Terms apply equally to both Properties unless expressly stated otherwise.

• Pets are strictly prohibited on all premises.
• IRROI reserves the right of admission and may refuse accommodation at its discretion, subject to law.

4. Reservation and Payment Terms

4.1 Confirmation of Reservation

Reservations are deemed confirmed only upon written communication from IRROI and receipt of the stipulated advance.

4.2 Advance Deposit

• Individuals: 50% at confirmation; balance before or at check-in.
• Groups: 50% at confirmation; balance 7 days prior (Kaziranga) / 14 days prior (Guwahati).
• Events/Weddings: 25% non-refundable at confirmation; +25% at D–60 (non-refundable); +25% at D–30 (non-refundable); balance & incidentals at check-in/out.

4.3 Payment Mode and Charges

Accepted: card, NEFT, RTGS, IMPS, SWIFT. Invoice/reference must reflect in IRROI's bank statement. All bank/FX fees are borne by the payer.

4.4 Tariff Amendments

IRROI may amend tariffs, inclusions, and packages without notice, especially during peak/festive/holiday periods.

4.5 Default in Payment

Failure to remit advances within stipulated timelines entitles IRROI to release the booking without notice.

5. Online Portal and Third-Party Bookings

• OTA/agent reservations are honored only upon IRROI's receipt of booking details and funds.
• Where an OTA confirms a booking not validated by IRROI, the OTA is solely responsible for alternate accommodation.
• Guests are encouraged to book directly via IRROI's official website for verified rates and real-time confirmation.

6. Arrival, Identification, and Check-in/Out

• Share arrival time and primary contact at least 24 hours prior to check-in.
• ID (mandatory): Indian nationals – Aadhaar/Passport/Driving Licence/Voter ID (PAN not accepted). Foreign nationals – valid Passport & Visa.
• Check-in: 14:30 hrs
• Check-out: 10:30 hrs (Kaziranga) / 11:00 hrs (Guwahati)
• Late check-out: After 11:30 hrs – 50% till 15:00; post 15:00 – full-day charge.
• IRROI may refuse accommodation for intoxication, improper documentation, or objectionable conduct.

7. Child Policy

One child below six (6) years stays complimentary when sharing the existing bed with parents. Activities, meals, and safaris are chargeable separately.

8. Visitor Policy

• Permitted 10:00–22:00 hrs; registration with valid ID required.
• Overnight stays require prior written consent; extra charges may apply.
• Registered Guest is responsible for visitor conduct and any damages.
• Management may deny entry/ask visitors to leave for intoxication, misconduct, or security concerns.

9. Food, Beverage, and Alcohol Policy

Outside food, beverages, and alcohol are strictly prohibited on the premises. Violations may result in denial of service or eviction without refund.

10. Internet and Connectivity

Wi‑Fi/internet access may be provided subject to availability; credentials/charges (if any) are available at Reception.

11. Health and Medical Assistance

Guests are responsible for medical requirements. "Doctor on Call" is outsourced and chargeable. Given Irroi Kaziranga's distance from town, IRROI shall not be liable for delays in obtaining medical aid.

12. Drivers, Attendants, and Staff Accommodation

• Kaziranga: Drivers' accommodation/meals may be provided on a chargeable, availability basis.
• Guwahati: No driver accommodation unless expressly approved.
• Drivers/attendants are prohibited from guest rooms/restricted areas.
• Attendants/babysitters may stay in the guest room on a chargeable basis within occupancy limits.

13. Property Damage and Liability

Loss/damage to fixtures, furnishings, electricals, sanitaryware, linens, crockery/cutlery, or any assets caused by the Guest/visitors shall be charged to the registered Guest. Assessment and charges shall be determined by IRROI.

14. Safari and Excursion Policy (Irroi Kaziranga)

• Safaris/excursions are regulated by the Forest Department and subject to government rules.
• Advance payment is mandatory; zone allocation is at authority discretion.
• If preferred zones are unavailable, buffer/alternate zones will be offered.
• IRROI is not responsible for authority‑driven cancellations, price changes, or restrictions.
• Provide name, ID, and mobile at least 30 days in advance for permits.

15. Non‑Smoking and Noise

• Smoking is permitted only in designated outdoor areas.
• Loud music/amplified sound is prohibited where it contravenes wildlife/municipal rules.
• To preserve tranquillity, rooms at Irroi Kaziranga are television‑free.

16. Insurance and Limitation of Liability

• Guests are advised to obtain comprehensive insurance (health, accident, cancellation, baggage).
• IRROI is not liable for injury, illness, loss, delay, or damage from unforeseen/uncontrollable circumstances, including third‑party negligence.
• In any event, IRROI's aggregate liability shall not exceed the total amount paid for the reservation in question.

17. Right to Refuse Service

IRROI may refuse service or evict, without refund, any person who fails to pay, is intoxicated/disorderly, disturbs others, violates law/policy, exceeds occupancy, damages property, or poses safety/security risks.

18. Firearms and Weapons Policy

Firearms, ammunition, explosives, or weapons are prohibited, except for on‑duty law‑enforcement personnel. Any lawful possession must be declared at check‑in and comply with storage/safety directions. Non‑compliance may lead to eviction and legal action.

19. Taxes, GST, and TDS

Tariffs are subject to prevailing GST/other taxes. Any subsequent increase is payable by the Guest. Agencies must provide GSTIN at booking. TDS certificates (if applicable) must be issued before financial year‑end.

20. Cancellation and Refund Policy

General

Refunds processed only after full payment and after statutory/admin/bank deductions.

Individuals / Walk-in

• Within 1–14 days of arrival / No-show: No refund.
• 15–30 days prior: 50% refund (after deductions).
• More than 30 days prior: Full refund (after deductions; excludes events/weddings).

Other Conditions

• Refund timeline: 15+ working days (Head Office processing).
• Last‑minute confirmations (WhatsApp/Email/Text): Non‑refundable.
• Unused nights / Early departures: No refund.
• Postponements: Treated as cancellations.
• Agents/Corporate: As per executed agreement.

21. Force Majeure

IRROI shall not be responsible for failure/delay due to events beyond its reasonable control, including fire, flood, storm, explosion, earthquake, civil commotion, war, terrorism, epidemic/pandemic, government order, industrial strike, travel bans, or park closures. Additional costs (e.g., extended stays/transport) are borne by Guests/Agents.

22. Governing Law and Jurisdiction

These Terms are governed by the laws of India. Disputes are subject to the exclusive jurisdiction of courts at Guwahati, Assam, including the Gauhati High Court.

23. Amendment and Interpretation

IRROI may amend or supplement these Terms without prior notice. The version published on the official website or available at the Front Desk is the current binding version. Headings are for convenience and do not affect interpretation.

24. Disclaimer

• Hyperlinks on IRROI's website are for convenience only and do not constitute endorsement.
• IRROI is not liable for temporary unavailability of its website due to technical issues beyond its control.
• Guests are responsible for safeguarding belongings, valuables, vehicles, and personal effects; IRROI is not liable for loss, theft, or damage.

25. Acceptance

By proceeding with a reservation, the Guest acknowledges that they have read, understood, and accepted these Terms as legally binding. These Terms form part of every booking confirmation, registration card, and invoice issued by IRROI.
